How Much Does a Letting Agent Cost in Market Harborough?
A practical guide to letting agent fees for landlords
If you're a landlord in Market Harborough or the surrounding areas, you may be wondering how much it costs to use a letting agent.
There isn't one standard letting agent fee. The cost depends on the service you choose, what the agent includes and whether you need help finding a tenant, ongoing property management or both.
Some agents charge a percentage of the rent, while others offer fixed fees or different packages depending on the level of service.
The important thing is to understand exactly what you're paying for.
What does a letting agent charge for?
Letting agents generally offer different levels of service.
These can include:
Tenant Find & Letting
Full Property Management
Rent collection
Property inspections
Maintenance and repairs
Compliance management
Tenancy administration
Some landlords only need help finding a tenant, while others prefer to hand over the day-to-day management of the property.
This means comparing the service as well as the fee is important.
How much does Tenant Find & Letting cost?
Tenant Find & Letting is usually a one-off service designed for landlords who want help finding a suitable tenant but intend to manage the tenancy themselves once the tenant moves in.
A Tenant Find service may include:
Marketing the property
Managing enquiries
Arranging viewings
Tenant referencing
Right to Rent checks
Affordability checks
Tenant selection and landlord recommendation
Preparing the tenancy agreement and paperwork
Deposit administration
Move-in coordination
At Well Placed & Co, our Tenant Find & Letting service is 60% + VAT of one month's rent.
It is a standalone service, so landlords can choose to manage the property themselves once the tenancy begins, or add ongoing Full Property Management if required.
How much does Full Property Management cost?
Full Property Management is designed for landlords who don't want to deal with the day-to-day running of their rental property themselves.
Depending on the agent, this can include:
Tenant communication
Maintenance and repairs
Property inspections
Compliance monitoring
Tenancy administration
Keeping property records organised
Dealing with day-to-day tenancy issues
Communicating important issues to the landlord
At Well Placed & Co, our Full Property Management service is 9% + VAT of the monthly rent, with a £75 + VAT minimum monthly management fee.
There is also a six-month minimum initial management period.
At launch, rent is paid directly from the tenant to the landlord, so rent collection is not currently included within our standard management service.
You can find out more about our full property management service and exactly what is included.
Why do letting agent fees vary?
It's easy to compare two percentages and assume the lower fee is automatically the better deal.
But two agents charging different fees may be offering very different services.
One agent may provide basic tenant management, while another may include regular inspections, maintenance coordination, compliance monitoring and ongoing landlord communication.
Before comparing fees, make sure you understand what is actually included.
It's also worth checking whether there are additional charges for things such as:
Tenant find services
Renewals or changes to a tenancy
Property inspections
Maintenance administration
Contractor management
Compliance checks
Additional visits to the property
Project or refurbishment work
A lower headline fee isn't necessarily cheaper overall if important services are charged separately.
Is the cheapest letting agent the best option?
Not necessarily.
For some landlords, price will be the most important consideration. For others, having a reliable local point of contact and knowing that their property is being properly looked after will be more important.
Think about what you actually want from your letting agent.
Do you want someone simply to find a tenant?
Or do you want someone who can deal with tenant communication, arrange repairs, monitor compliance and carry out property inspections throughout the tenancy?
The right service depends on your property and how involved you want to be.
What should I ask a letting agent before choosing one?
Before agreeing to a service, it's worth asking:
What is included in the fee?
Ask for a clear breakdown of exactly what the service covers.
Are there any additional charges?
Make sure you understand whether there are extra fees for things outside the standard service.
Who will deal with my tenants?
Find out who your tenant's main point of contact will be and how communication will work.
How are repairs handled?
Ask how maintenance is reported, who arranges contractors and when you will be contacted for approval.
How often are properties inspected?
Understand what inspections are included and how any issues will be reported to you.
How is compliance managed?
Ask how the agent keeps track of important certificates, inspections and renewal dates.
How local is the agent?
A local letting agent can be particularly useful for property inspections, maintenance and dealing with issues at the property.
Does using a letting agent save landlords money?
The value of a letting agent isn't just about the fee.
For many landlords, the biggest benefit is the time saved and the reassurance of having someone managing the day-to-day responsibilities.
A landlord who manages their own property may need to respond to tenant enquiries, arrange contractors, organise inspections, keep records and keep up with changing legislation.
A professional property manager can take on many of these responsibilities, allowing the landlord to remain informed without having to deal with every day-to-day issue themselves.
